Everything You Ever Wanted To Know About Vacation Rentals But Were Afraid To Frequently Ask

  • Is there AC? No units have air conditioning, unless specifically stated. All units have fans, a lovely ocean breeze, or both. 
  • No Smoking? Correct. No smoking, in the unit or on the patio.
    • Seriously, why are you still smoking? It's 2017, not 1954. 
  • No Pets? No pets without written approval and pet deposit. Yes, that does mean 'sometimes pets are okay'. We love pets. We just need to make sure they are accounted for so we can clean the unit correctly for the next guest. 
  • Will there be toliet paper? All vacation rental properties have a basic compliment of household supplies like paper towels, soap, TP, etc, to get you started. You may need more supplies for longer stays, but you should be good for around a week. 
  • Will there be linens? Linens are included on all rentals, often as a separate line-item in your quote. 
  • Will it be clean? All vacation rentals are professionally cleaned prior to your arrival, and our reviews reflect that you'll be getting a clean unit. If our fees seem too high, there are plenty of less clean units in Newport Beach for you to choose from.
  • When can I rent? In non-summer months, units are available with a 3 night minimum, up to several months. Most of our summer vacation rentals are booked from Friday to Friday or Saturday to Saturday, but exceptions are possible outside of July. 
    • Can I rent just for one night? No, but you may rent for 3 nights and only stay one. 
  • When is Check-In / Check-Out? Most vacation rentals are available for check-in after 2:30 pm on the day of your arrival. Check-out is required by 10:00 am on the day of your departure. In some cases, early check-in or late check-out are possible, but require written authorization. If you need it, just ask! We love helping people around their travel schedules whenever possible. We also charge $100 every 30 minutes of unauthorized late check out, so please clear it with us first. 
  • What is your cancellation policy? For most units, we can offer a cancellation if more than 30 days out. No cancellations are given in the last 30 days until the unit is rebooked. All cancellations are subject to a 13% surcharge, with one exception. The 48 Hour Party Exception. 
  • Can we have a sweet beach party at this house, with kegs and loud music and dr-? No. 
  • What if we - ? Still no. 
  • Come on, bro! Once you read our contract, broheim, you'll realize you agree to be held liable for any fines that the City of Newport Beach levies against you or the property owner, and that you may lose your entire booking and be ejected mid-stay and without refund, if you engage in partying on the premises.
    • HOWEVER, there is an exception to our agreement. If you make a booking, and realize within 48 hours (note the clever use of foreshadowing, above) that you have made a terrible mistake, because you intend to party where partying shall not be, just tell us, and we will provide you a 100% refund, no surcharge, no questions asked. 

 

Fees, Deposits and You

  • Base Rent: The base rent is the daily charge for occupying the unit.
    • Note that we do not have a uniform 'nightly rate'. Rates vary by time of year, time of week, and length of stay. Rates are subject to change at any time, and are not final until a booking is made. 
  • Taxes: The City of Newport Beach charges a 10% tax on rentals under 30 days. The 10% tax will be applied to the Base Rent only. Itemized fees are not taxed, which is why they are itemized. ;-) 
  • Damage Waiver Fee: A non refundable fee charged in liue of a security deposit, which covers you for non-intentional damage to the property, in amounts specified in your rental agreement (generally $1500 to $2500).
  • Cleaning Fee: A non refundable fee, sometimes bundled with the linen fee. Our cleaning fees are higher than average, but our units are cleaner than average. If you would like a less clean unit, Newport Beach has many other options for you to choose from. 
  • Booking Fee: Aside from the intrinsic pleasure of serving our guests, we also do charge a booking fee to keep the lights on in the office. This is separate from any Service Fee that VRBO et al may charge. 
  • Reservation: We collect 50% of the total when the reservation is made, then 50% two weeks prior to move-in.
  • ID: U.S. government issued Driver's License or a passport is required for check in. You will not be provided access to the property until your ID check is complete. We need a copy sent to us when the reservation is made, and we will generally greet you at the property and check your ID and/or payment card again. This is to ensure that Joe Scammer isn't taking an exciting beach vacation using your money. 

 

Payment Notice

  • Over 60 days from move-in: When booking 60 days or longer from the rental move in date, guests may pay by check, Visa or Mastercard.
  • Within 60 days of move-in: Due to a high volume of chargebacks, guests may be required to pay by ACH wire transfer. 
  • Cash?: The only Cash we accept is Johnny. Unless he's with you, see above.
