Positioned between the Newport and Balboa piers, this spacious, expertly maintained 4 bedroom 2 bath oceanfront vacation home is the king of the Balboa boardwalk.

Able to sleep 10 comfortably, this expansive 4 bedroom unit boasts a king, two queens and two twin beds, as well as a queen-sized sleeper sofa in the living room. Do you have more than 10? Big or small, your group can't help but enjoy the large front patio with cozy beach furniture, and the immediate access to the boardwalk, beach and beautiful Pacific ocean.

Once on the boardwalk, you'll find that activities and dining options abound. There's no need to wander too far from home for entertainment, shops, and beach fun if you head up to the Newport Pier. Heading down to the Balboa Village Fun Zone, you can find boat rentals, trips to Catalina island, whale-watching tours, fishing trips, or the old-fashioned arcades next to the Ferris Wheel. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes, taking you across the Newport Harbor to scenic Balboa Island in a short 5-minute ferry ride through a myriad of marine life and luxury yachts. Take pleasure in fine dining at the many highly-rated restaurants in the area, or simply turn on the gas BBQ and savor your own home-cooked gourmet meal.

Sight-see and play during the day, then come back and relax on your patio to enjoy that spectacular ocean sunset.

Consumable supplies such as dish soap, dish washing detergent, trash bags, paper towels, coffee filters, etc are provided for the kitchen and toilet paper, hand soap, body wash and shampoo/conditioner are provided for each bathroom. The provided quantities are meant to cover the typical needs of 10 persons for a one week stay. Other toiletries such as tooth brushes, tooth paste, mouth wash, lotion, shaving cream, etc are not provided.

1 car parking in carport, suitable for SUVs. No air conditioning. Linens provided. No smoking, in the unit or on the premises. No pets. Minimum primary renter age of 25. Photo ID required. Book new, before the week you want is gone! 7 day minimum for Christmas holiday season. Summer 2017 is Friday to Friday only.

    Location and floor layout is excellent! Very accommodating for large group. Excellent view of beach! Very clean except for the bedroom carpets, which need to be replaced, old and stained, and had an odor when bedroom door closed at night. Kitchen excellent! Living room couches need upgrading, did not match and peeling on one of the "leather" couch. Well equipped with plenty of towels, washer & dryer also. Would stay again if carpets are replaced! I will give it a 4 star because of carpets!

    We had a great time enjoying the large living/dining area and nice kitchen. The first floor patio is spacious and could accommodate all 10 of us and the occasional friend who stopped to enjoy company. Beds were a bit soft/mushy. Bathrooms were nice. Everything worked. All you could expect from a rental house. Clean and recently updated it appeared. Would recommend to anyone. Really nice place.

    We really enjoy the stay at the perfect entertaining house for family with kids. Our son love the beach sand and it's so convenient to be close to pier but away front the crowd. Most importantly it's just steps away from the dory fleet where we can get super fresh seafood in the morning! The management team is super nice and respond to our inquiries in minutes. Definitely recommend it.

    Loved the location and the home. Was very disappointed in the lack of amenities - no extra toilet paper (had to go and buy some - only 1 role per bathroom), no shampoo, no bar/shower soap. May recommend with the caveat to be sure to bring your own TP.

    The experience overall was very nice, great location and great property. Asked to check out a bit later than the (10a) check out. Very early check out, and was told it would cost extra, although they did let us check in a bit early. Pretty crazy when you paid $3000 for 4 days, also felt a bit nickeled and dimed ($150 for linens, $250 for cleaning, $60 booking fee, and $95 dollar damage waiver, $555 in extraneous fees). But I guess you pay for the premium position on the beach!

      Dear guest, we are glad you had a very nice experience. Late check out is not always possible, depending on cleaning, maintenance and new guest arrivals. Early check in can be accommodated some times if the unit is ready early. That is why you were allowed to check in 1 hour earlier that the specified check-in time of 2:30 pm. Regarding the various charged fees, itemized costs are standard for Newport Beach vacation rentals, and they are clearly depicted during the booking process.

    Nice place to stay because solely of its location. Inside, the furniture are old, especially the sofas, old and torn covered by some old sheets.
    We did not know that we should provide our own supplies like toilet papers, etc. Surprise to find that out and had to go to the stores for that.
    The worst thing was that TEN MINUTES BEFORE STATED CHECK-OUT TIME, the owners were there parking in front of the driveway (and our cars) while we hauled our luggage and children out, looking at us like hawks to rabbits, and urged us to leave BY CHECK OUT TIME! In our decades of renting vacation places, this was the first time we met an owner like this one.

      We apologize for the condition of the sofa bed during your stay (peeled leather on the sofa's back) which you were made aware of prior to your arrival. A replacement sofa bed had been ordered several weeks prior and it was delivered to the unit the day of your departure. (Also, furniture is not covered by sheets here, so I'm not sure how to address that point.) Regarding your experience during check out please note the Booking Details of your stay specified a Check-out time of 10:00 am. On your departure date a new guest was arriving in the afternoon so it was critical to start cleaning the unit on time to be ready for the incoming guest. The vehicle trying to park at the property belonged to the cleaning crew who had to wait until 10:20 am for you to depart before they could start their job. Regarding toiletries, for your stay, a total of 4 rolls of toilet paper and 2 bottles (~6 oz each) of hand soap were provided. Other toiletries were not provided. Information regarding the supply of toiletries has been added on the property listing so future guests know what is provided.

    My family was a guest. Reservations and management 5. Very satisfactory. Bathrooms r nice and everything is clean. Disappointed at the two couches in the living room. The back/frame of couch peeling, but the seats cushion were fine. Would have love to have more toilet paper, paper towel, soap, detergent provided. One roll of toilet paper provided. In another words, one has to be out shopping for all the necessities. I was surprised too to have to make up the beds once checked into the unit. Location was great.

A replacement for the living room sofa bed (which had the peeling leather on the sofa's back) was on order during your stay - a new sofa bed was delivered to the unit few weeks after your stay. Regarding consumable supplies, a kit of dish soap, dish washing detergent, trash bags, paper towels, coffee filters was provided for the kitchen and toilet paper and hand soap was provided for each bathroom. At the time of your stay, this initial compliment was meant to get the guests by until they made it to the store, but was not intended to last for the entirety of the guest stay. However, due to your and other guests requests for toiletries, we now provide additional rolls of toilet paper, and also provide body wash, and shampoo/conditioner. Other toiletries such as toothbrush, toothpaste, mouth wash, lotion, shaving cream, etc are not provided. We noted your comment about the making of the beds and now include this service for guests that order linens.
